Case Study / 01

Transforming an industrial boundary into a connected neighborhood.

Background

The site occupied an important position between established residential blocks, transit, and a former manufacturing corridor, but decades of fragmented use left it disconnected from the surrounding community.

Approach

Wrenford developed a phased plan that preserved selected industrial structures, introduced a connected pedestrian network, and organized new buildings around landscaped public spaces.

Design Principles

  • Preserve the memory of the site
  • Create active ground-floor uses
  • Connect surrounding streets
  • Prioritize durable materials
  • Design adaptable buildings
  • Phase construction responsibly

Outcome

The resulting plan creates a mixed-use district intended to support housing, employment, retail, and public life within a coherent long-term framework.

How We Work

Integrated from first study through long-term operation.

Phase 01

Identify

Source opportunities through market knowledge, partnerships, direct relationships, and focused research.

Phase 02

Evaluate

Study the market, site, physical condition, entitlements, costs, operating assumptions, and downside scenarios.

Phase 03

Plan

Align investment strategy, architecture, approvals, capital structure, construction, leasing, and operational requirements.

Phase 04

Deliver

Manage design, procurement, construction, schedule, budget, quality, and stakeholder coordination.

Phase 05

Operate

Advance leasing, tenant experience, property operations, capital planning, and long-term asset performance.

Design Philosophy

Design is part of the investment strategy.

01

Respond to context

Buildings should reflect climate, history, neighborhood patterns, movement, and the character of their surroundings.

02

Choose durable materials

Material quality affects maintenance, user experience, environmental performance, and long-term value.

03

Create adaptable places

Flexible structures and thoughtful planning allow properties to respond to changing uses and market conditions.

04

Invest in the public realm

Streets, courtyards, landscaping, and shared spaces shape how properties connect to their communities.

05

Design for operation

Beautiful concepts must also support efficient maintenance, leasing, security, deliveries, and daily use.
